Assess the Severity
Our first step is to see how bad a slab leak is. We do this by asking questions like:
- Do you notice cracks in the floors or walls?
- Do you hear water running even after confirming that all faucets are turned off?
- Do you notice wet spots on the carpet? This may be accompanied by mildew, mold, or a musty smell.
- Are your water bills higher than usual?
- Is there an unexplainable warm or hot spot on the floor? This usually indicates a hot water line leak.
The more of these signs you notice, the worse a slab leak is likely to be. These questions can also help us pinpoint the location of a slab leak so we know where to begin working. We may test your overall water pressure or complete a video pipe inspection to gather more data before getting started.
Determine the Solution
Repair steps depend on the severity of the problem. Our goal is to fix the problem without causing more damage if we can. For relatively simple leaks, we can use an epoxy coating to repair the pipes without digging into or under your foundation. We just need an access point on either side of the pipe with a leak to apply the epoxy coating and protect minor leaks from spreading or worsening.
In some cases, we do need to remove a portion of the slab to access the pipe and complete a repair. This is called a spot repair and is commonly used in newer homes. If your home is older and the pipes will need to be replaced soon anyway, we may go ahead and completely replace the lines instead of attempting repairs of any kind.
If your slab leak is serious, we may need to break down the entire slab or a large section of it to replace pipes. We treat this as a last resort since it is the most invasive type of repair job. Of course if a slab leak is significant, we will do whatever we have to to repair it and get your plumbing back to working like normal.
